Tenant info maintenance
We define an Emergency as anything relating to the property which is threatening to life, health, or the property. Fire (please call 111), flood, sewage back-ups, gas odors (please call gas company), broken water pipes (turn off water at the water meter) tree falling on house. We aim to have a tradesperson attend within 5 to 8 hours. Please be aware that issue caused by severe weather may be subject to delays due to contractor overload.
The Following are NOT Emergencies:
Air-conditioning, oven, hot water cylinder or other appliances not in working order. A power or gas cut. Locking yourself out of the house. These issues may be inconvenient, uncomfortable, and aggravating, but they are not emergencies.
Please ensure that you have adequate insurance to cover unforeseen personal losses, such as loss of food in the fridge if the appliance it not working, water damage to belonging because of a leak etc.
Air-conditioning not working, broken windows, plumbing repairs, clogged toilets (see notes below), loose railings, wobbly decks, electrical problems. We aim to have a contractor attend within 2-4 working days. Please be aware that issue caused by severe weather may be subject to delays due to contractor overload.
Appliance repair, garage repairs, leaky faucets. We aim to have a contractor attend within 4-8 working days.
Fence repair, non-emergent large tree removal. We aim to have a contractor attend within 30 working days.
Screen doors broken, window shade/blind broken, tree limb broken, missing door stopper, missing door knob, and any other minor issue. We will advise the owner and once we have permission we will attend as soon as we are able.
If plumbing gets clogged due to items dropped in the toilet (toys, brushes, diapers, napkins, any personal items), clogged or misused garbage disposal, the cost of the plumber will be your responsibility (minimum $150). This is not considered equipment failure unless the contractor can confirm that it was not caused by you (i.e. roots in system, pipe collapsed, septic tank backup).
Pest control including spraying for insects and bugs is the responsibility of the tenant.
